In November 2006, Genkai Capital Management Co., Ltd. (referred to below as "GCM," located in Chuo-ku, Fukuoka City; President: Masatoshi Matsuo), the company became involved in a development project for a large distribution center, designed for multiple tenants, located in Umimachi, Kasuya-gun, Fukuoka City. The Fukuoka South Logistics Center (tentative name), designed by Daiwa House Industry Co., Ltd., features a site area of 20,298 m², a steel frame structure, five above-ground floors, and floor space totaling 40,231 m². Construction is scheduled to begin in November 2006 and complete in September 2007. The project is a joint initiative between Genkai Capital Fund 1 (referred to below as GCF1), and U.S.-based investors. Through GCF1, GCM invested capital in specific purpose companies for this project, and at the same time GCM has taken on asset management for the specific purpose company.
This project is the first large-sized and multi-floored warehouse in Kyushu. It features excellent specifications; spiral ramps enable large-sized trucks of 10 tons or more access to the higher floors. Effective ceiling is 5.3 meters high, while the floor load is an impressive 1.5t/m². This is an entirely new style of distribution center featuring worker-friendly facilities as well as horizontal docks for large trucks. It is also a convenient location seven kilometers southeast of Fukuoka Airport, about seven kilometers from the Kyushu Expressway Dazaifu Interchange, and approximately 5.3 kilometers from the Fukuoka Expressway Tsukiguma Ramp, enabling easy access to Fukuoka City, which is the distribution hub for the entire island of Kyushu. Tenants are now being recruited for the project, construction of which will be completed in September 2007. C.B. GCM, headquartered in Fukuoka City, believes that this new style of distribution center, a joint project with U.S. investors, boosts the quality of real estate in the area to contribute to the local region.
