Genkai Capital's real estate investment fund: investing in developers as well as properties
Genkai Capital Management Co., Ltd., a real estate investment company (based in Fukuoka City; President: Masatoshi Matsuo), will launch a private fund holding roughly ¥40-50 billion in assets. The target kickoff date is the end of April. Besides real estate investment, the fund will also invest some ¥5 billion in four or five Kyushu developers. To offset declining profits in real estate due to high prices in urban areas, Genkai Capital Management's strategy is to invest in real estate companies and benefit from their listing on the stock market.
Genkai Capital Management has initiated recruiting efforts to enlist both domestic financial institutions and foreign institutional investors beginning in February. It will provide non-executive directors as well as supplying capital procurement by securitization of real estate, using its know-how to facilitate stock offerings. These initiatives are also being conducted with a view to fostering partners capable of joint development.
Genkai Capital Management has focused mainly on commercial and office buildings located in Kyushu. Due to overheating of condominiums and other buildings located in city centers, the company is boosting the percentage it invests in corporations.
