当社は、米国内の主要都市に所在する大学生寮12物件から構成されるポートフォリオに、自己ポジションでエクイティ投資を行っています。当ポートフォリオの物件は、4つの州に所在しており、総室数は983に上ります。当社は、現地のプロパティマネージャーのRedstone社と連携し、リーシング活動や収支状況を把握しており、大学生寮は景気悪化やコロナ禍による制約の影響をほとんど受けることなく、安定した収益を実現しております。

Project Background

We invested in General Partners stake of a portfolio of 12 purpose built student housing properties comprised of 983 beds across 4 states in the U.S. We are working with Redstone, a local property manager, to monitor leasing activities, income and expenses, and has proven itself to be resilient to economic downturns as well as restrictions caused by the pandemic.
Based on the experience from this project, our next goal is to create a fund product for Japanese institutional investors to invest in prime real estate in the United States.
